The VA loan is a $0 down payment mortgage option available to Veterans, Service Members and select military spouses. VA loans are issued by private lenders and guaranteed by the U.S. Department of Veterans Affairs (VA).
USDA guaranteed home loans can fund only owner-occupied primary residences. Other eligibility requirements include: U.S. citizenship (or permanent residency) A monthly payment — including principal, interest, insurance and taxes — that's 29% or less of your monthly income.
A non-conforming borrower may also be able to qualify for a non-conventional loan, such as one insured by the Federal Housing Administration (FHA). An FHA 203k loan allows you to borrow money, using only one loan, for both home improvement and a home purchase. 203k loans are guaranteed by the FHA, which means lenders take less risk when offering this loan. As a result, it's easier to get approved (especially with a lower interest rate).
A jumbo loan, also known as a jumbo mortgage, is a type of financing that exceeds the limits set by the Federal Housing Finance Agency (FHFA). Unlike conventional mortgages, a jumbo loan is not eligible to be purchased, guaranteed or securitized by Fannie Mae or Freddie Mac.
